There are a lot of good reasons to keep excess moisture from accumulating in your crawl space. The best reason is to avoid wood destroying fungi. Wood with a moisture content greater than 20% is susceptible to decay from wood destroying fungi. Treatment and control entails a general surface spraying to treat all exposed timber.
Fungus also can appear on the wooden timbers in unfinished basements if the moisture level is high. The same treatment is recommended. A dehumidifier should be installed to keep the area dry.
Installing a Moisture Barrier
There are several steps you can take to avoid moisture from building up in your crawl space. One step is to install a moisture barrier. This is a layer of heavy gauge polyethylene on top of the soil, covering 80% of the exposed soil. In this case, depending upon the seriousness of the moisture problem we may also recommend a general surface treatment to treat all exposed wood as well as offering vents for proper ventilation.
Automatic Temperature Vents
Automatic tempertaure vents are vents with a bi-metal coil that causes the louvers to open and close based on the outside air temperature.
